3.1             Unit Owner Parking 

Unit Owners are allowed to keep TWO motor vehicles (including motorcycles) on the premises.  Unit Owners have non-exclusive easement to two Parking Spaces per Unit.  Only one vehicle can be parked in each space.  Non-exclusive easements to Parking Spaces shall not be used for any purpose other than to park wheeled vehicles, duly registered operable passenger automobiles, motorcycles, and small pick-up trucks of ¾ tons or less, used for personal use and NOT displaying business signage, ladder racks, or tool chests (except those that are enclosed inside the truck bed), excluding specifically trucks or commercial vehicles over ¾ tons, trailers, or boats. 

Any vehicle parked in a non-exclusive easement to a Parking Space shall not exceed in length the length of the non-exclusive easement to a Parking Space.  Damage to parking areas caused by poorly maintained vehicles, motorcycle kickstands, or other problems would be repaired by the Association at the Unit Owner’s expense.

3.2             No Parking Zones  

No vehicle is allowed to park in designated Fire Zones or in such a manner as to block any entrance or exit, or roadway.  Access for emergency vehicles must remain clear at all times.

3.3             Temporary and Guest Parking  

Trucks, commercial vehicles, or trailers providing temporary services to Unit Owners may park on the premises, but only between the hours of 9 a.m. and 5 p.m., except in the event of an emergency.  In the case of an emergency, such vehicles can park on the premises only for the time necessary to correct the emergency situation.  Unit Owners, their families, guest invitees, employees, agents, independent contractors, and tenants use Parking Spaces at their own risk. 

Guests are allowed to park on the premises temporarily, for no more than one week’s time, so long as guest vehicles do not inconvenience any Unit Owner’s access to parking spaces.  Parking for long-term guests (over one week’s stay) require written consent from the Board of Trustees or their agents.  These parking restrictions only affect a guest’s access to parking, not the length of the guest’s stay at an Owner’s Unit.

3.4             Automobile Washing  

Washing of motor vehicles shall take place only on paved areas.  Unit Owners shall not block any exit or entrance while washing vehicles.  All buckets, sponges, and rags are to be stored in the Unit Owner’s storage bin or in the unit when not in use.

3.4.1        Hose Storage  

Hoses can be stored adjacent to the Unit Owner’s external spigot, on the deck to which the Unit Owner has an exclusive easement or directly adjacent to spigot on side of building ONLY if they are neatly coiled and placed in a container or on a hose reel. 

No hoses or sprinklers are to be left on any part of the Common Elements when not in use.  Hoses can also be stored in a Unit Owner’s storage bin or in the Unit.  Use and storage of hoses and sprinklers are at the Unit Owner’s own risk.

3.5             Automobile Registration  

Each Unit Owner is required to report his or her car registration numbers, home phone number, work phone numbers, and work address to the Trustees, or their agent.  If a Unit Owner is to be absent from his or her Unit for over thirty consecutive days, he/she must leave an address and phone number where he/she may be reached with the Trustees or their agent.

3.6             Speed Limit  

Maximum speed limit in the Riverview Condominium complex for all vehicles is 10 miles per hour.  Driving is permitted on paved areas only; driving on grass and lawn areas is strictly forbidden.

3.7             Maintenance and Repair  

All vehicles on the premises must be properly maintained.  Any damage to the Common Elements caused by poorly maintained vehicles will be repaired by the Association at the Unit Owner’s cost. 

Only private automobile emergency repair (flat tires, lights, windshield wipers, etc.) is allowed on the Common Elements provided: 

·        Repairs are completed within 24 hour of their start.

·        Common Elements are left clean and any hazardous waste is disposed of properly. 

Commercial repairs of any vehicle on the premises is strictly forbidden.  No oil changes or other similar vehicle maintenance is allowed on the premises.
