      4.1      General Usage

Decks to which Unit Owners have exclusive access are for recreational purposes.  No structural change to the deck or the privacy fences is permitted without written consent from the Board of Trustees.

4.2              General Storage  

The Trustees may adopt reasonable rules of behavior and use for any designated storage bins, and all Unit Owners, their families, guests, employees contractors tenants and invitees must abide by such rules. 

Unit Owners may store any item that fits within their designated storage bin, if any, so long as such item is not one that is forbidden to be kept in Units by the Trust, the rules and regulations, or the provisions of the Master Deed.  Garbage, trash and rubbish may not be stored in the storage bins.  Unit Owners, their families and guests store items in storage bins, if any, at their own risk.

4.3              Deck Storage  

Only the following can be store on Unit Owner’s decks: 

·        Firewood (1/2 cord maximum, neatly stacked on log rack or platform in such a manner as to not come in contact with the deck wood). 

·        Traditional patio furniture. 

·        Plants and vegetables in well maintained containers. 

·        Other traditional planters. 

·        Hoses, only if neatly coiled and stored on hose reel or in a container. 

·        Playthings. 

·        Barbecue grills. 

·        Bicycles (during appropriate seasons). 

·        Bird feeders, as long as they are attached to posts supporting the privacy panel, not privacy panel slats, or clamped onto the deck.  Unit Owners are responsible for repairing any damage sustained by installing or maintaining bird feeders. 

Tools, trash, trash containers, and any object that extends beyond the end of the deck may not be stored there.  Such tools and large objects are to be stored in the storage bin.  Trash cannot be stored in the storage bin or on the decks.

4.4              Bicycle and Recreational Vehicle Storage  

Unit Owners can store bicycles on the deck to which they have an exclusive easement during the times of the year when they are frequently used.  No motorized recreational vehicles, motorcycles, mopeds or similar motorized vehicles can be stored on a Unit Owner’s deck.  Such motorized vehicles must be registered with the Trustees or their agents and parked in a legal parking spot in the parking area, at the Unit Owner’s risk.  No boats or similar recreational equipment can be stored on the decks.

4.5              Outdoor Cooking/Barbecuing  

Unit Owners, their families, guests, tenants, employees, invitees, and contractors may use and store barbecues, grills or other portable cooking utensils on the deck to which the Unit Owner has exclusive access, if allowed by law.  Such equipment must be used, in accordance with Massachusetts Fire Safety Code.  Only charcoal fire, local ordinance-approved gas, and UAL-approved electric grills in a protective metal barbecue container may be used on the rear deck, if allowed by law and if it is carefully guarded and not hazardous to buildings or other Riverview Condominium property.  No other outdoor type of cooking is allowed.  No charcoal, gas or electric grills can be stored in the Unit Owner’s storage bin.  All outdoor barbecues, grills, and similar equipment should be approximately 5 feet from a Unit wall while in use. 

Unit Owners, their families, guests, tenants, employees, invitees, and contractors may NOT use or store barbecues and grills in their units.

4.6              Flammable Substance Storage  

No Unit Owner or occupant or any of his or her agents, servants, employees, licensees or visitors shall at any time, bring into or keep in his or her Unit any flammable, combustible explosive fluid, material, chemical or substance (for example, gasoline and propane), except such lighting and cleaning fluids as are customary for residential use.
